Our building inspections are an important building block in providing proper due diligence in your commercial real estate transaction. A pre-purchase building inspection provides appropriate due diligence. Part of the Due Diligence process is identifying liabilities that are gained from a visual inspection by qualified professionals of the physical condition of the property. Due Diligence reports provide commercial clients the information they need in order to make appropriate and informed decisions.

The commercial building inspection is, at a minimum, a survey of the following major components of the building:

  • Site Work – topography, drainage, utilities, parking, roads, driveways, retention ponds, vegetation, retaining walls, flatwork, lighting
  • Roof – structure, roof covering, penetrations, flashings, drainage, parapets
  • Exterior – cladding, flashings, windows, doors, overhead doors, stairs, balconies, decks
  • Structure – foundation, carrying beams, columns, trusses, framing, joists, girders
  • Plumbing – water supply, drainage, hot water, bathrooms, materials, fixtures
  • Electrical – disconnects, service, switchgear panels, panels, breakers, fuses, conductors, outlets, conduit, switches
  • Heating & Air Conditioning – rooftop combination units, central plants, compressors, distribution, boilers, furnaces, ventilation, air conditioning
  • Interior – windows, insulation, stairs, moisture intrusion, walls, ceilings, doors, elevators, escalators, chair lifts
  • Life/Safety – fire suppression systems, fire alarms, extinguishers, egress, sprinklers
  • ADA  overview of the building’s improvements common public areas based upon the requirements of Title III of the Americans with Disability Act (ADA). components of accessibility: parking, path of travel, entry, signage, and restrooms

 

Following the building inspection, a professionally written commercial inspection report including a listing of our observations, conclusions, and suggested actions is provided. The inspection report is narrative in format and is accompanied by photographs documenting the condition of the property.
